Historical goes hand-in-hand with the modern
The residential building was built in 1912 representing art nouveau line of architecture and serving as an architectural testimony of the early 20th century of the suburb of Riga. The location of the building is included in UNESCO’s World Heritage List and is an architectural monument of local importance.
Reconstruction
There is a fully renovated multi-apartment residential building at 41 Pernavas Street, at the corner of Pernavas and Stadiona Streets, creating a modern environment for living.
The building is renovated by preserving its architectural values – facade elements, wooden parts for doors and windows, metal forgings, first floor facade rustics according to the original design, fully restored staircases – restored concrete steps, metal railings and historical tile flooring.
The apartments are fitted with fire-proof wooden doors with good soundproofing features and piling shield design constructions, very common at that time. Elevetors are built in each stairwell, from 1st up to 6th floor, well-fitted and greened courtyards and the area adjacent to the building.
Planning
There are fully equipped 55 two, three and four bedroom apartments available in the building, with the area ranging from 47,6 to 160,5 m2. Apartments are located from the second to sixth floor. During the reconstruction, the existing building planning and new apartments were redesigned in line with today’s requirements. People living in the building will also have access to a storage room on the basement floor.
The adjacent area and courtyards of the building are well-fitted with plants, recreational areas and bicycle parking.
Technical solutions
The building has undergone reinforcement of the existing wall structures. The historical wooden inter-floor coverages were replaced with reinforced concrete structures. Apartment partition walls were constructed of dense silicate blocks, 240 mm thick and providing good sound insulation. Frame partition walls are now built in the apartments.
The building is equipped with completely new communications: electricity meters, hot and cold water meters are installed for each apartment, gas heating is provided with individual heat records for each apartment. All meters are read through the management system of the building. Forced ventilation in toilets, bathrooms and kitchens. All commercial premises are equipped with ventilation equipment.
Each apartment is equipped with Lattelecom and Baltcom optical data transmission networks; there are fire detection and alarm systems in common areas and autonomous fire detectors in apartments, along with the door entry system. The perimeter of the building is equipped with a video surveillance system and an illuminated facade of the building.
